ARFAN SHAHZAD UNIPESSOAL LDA is a small, founder-led painting, architecture and construction company based in Amadora, serving Greater Lisbon. This page explains who we are, how we work, and exactly what you can expect when you hire us — written plainly, without sales talk.
A small company with a simple idea.
ARFAN SHAHZAD UNIPESSOAL LDA is a Sociedade Unipessoal — a single-person limited company registered in Portugal — based at Rua Do Outeiro N3 2 Dto, Amadora Este, in the Lisbon metropolitan area. We are deliberately small: one owner, one team, one phone number. When you call +351 966 485 068, you speak directly with the people who will plan and carry out your work. There is no call centre, no sales department and no long chain of subcontractors between you and the job.
The company exists for a practical reason. Many renovation problems we see in Lisbon come from fragmentation: an architect draws something a builder struggles to build, a painter is hired last and inherits everyone else’s mistakes, and the client ends up coordinating people who blame each other. We put painting, architecture and construction under one roof so that a single team carries your project from the first sketch to the final coat of paint — and a single person answers for the result.
We are honest about what we are and what we are not. We are not a large contractor with dozens of crews, and we do not pretend to be one. Because we are small, we take on a limited number of projects at a time, which means your project gets genuine attention instead of becoming one file among hundreds. The founder is personally involved in every job — from the first site visit to the final walkthrough — and that direct involvement is the closest thing we have to a business model.
What we promise is straightforward and written into every quote: a free site visit before anything is agreed, a fixed written price before work begins, a clean and tidy site at the end of every working day, and a final walkthrough where we fix anything that is not right before you pay the final balance. We communicate in English or Portuguese, send photo updates as the work progresses, and respect your home, your neighbours and your building’s rules. If something is outside what we do well, we will tell you so honestly rather than learn at your expense.
Most of our work comes from repeat clients and word of mouth in Amadora, Lisbon and the surrounding municipalities. That is not an accident: when the same person quotes the job, runs the job and answers the phone afterwards, there is a strong incentive to do it properly the first time. We would rather turn down work we cannot do well than take on a project that ends with an unhappy client.
We keep our promises small and our standards high. We will not tell you a two-week job takes one week to win the contract, we will not start work without a written agreement, and we will not disappear when something needs fixing. These sound like basic expectations, and they are — but anyone who has dealt with unreliable contractors knows how rare they are in practice. Why one company for three trades?
Anyone who has renovated in Lisbon knows the pattern: the designer disappears after delivering drawings, the builder discovers the drawings do not match reality, and the painter arrives last to cover up the compromises. Each contractor did their part correctly in isolation, yet the finished result disappoints. The missing piece is rarely skill — it is coordination.
When the same team designs, builds and paints, decisions are made with the whole project in mind. The designer knows what the site team can actually execute; the site team works from drawings it helped shape; the painter prepares surfaces knowing exactly what coating system the substrate needs. Problems are caught on paper — where they are cheap to fix — instead of on site, where they are expensive.
For you as the client, the practical difference is simple: one contract, one schedule and one person responsible. You do not need to understand construction sequencing or mediate between trades — that is our job. You approve the design, agree the fixed price, and we handle everything in between, keeping you informed with regular updates in the language you prefer.

Painting
Interior and exterior painting for apartments, villas, offices and shops. We prepare surfaces properly — filling, sanding and priming — because preparation is what makes paint last. Interiors use low-odour, low-VOC paints; exteriors use weather-resistant systems suited to Lisbon’s sun, humidity and salty air.

Architecture
Residential design, apartment remodels and interior planning with clear drawings and 3D views, so you can see your future home before any wall is touched. We design with Lisbon’s municipal licensing requirements in mind from the first sketch, which keeps approvals as smooth as possible.

Construction
Renovations, extensions and small builds, organised around a written schedule with the right trades in the right order. Most of our projects happen in lived-in homes, so we seal work areas against dust, protect your belongings, respect quiet hours and clean up daily.

How we work
The same straightforward process for a single room or a full renovation. No surprises, no jargon.
Free site visit
We come to see the property, listen to what you want, and take measurements and photos. This visit costs nothing and commits you to nothing. It is simply the only honest way to price a job — anyone quoting blind is guessing.
Fixed written quote
You receive an itemised quote in writing: what is included, what is not, the schedule and the payment milestones. The agreed price is the price you pay. If something changes mid-project, it is discussed and agreed in writing before we proceed — never added silently to the bill.
The work, kept tidy
We protect floors, furniture and fittings before starting, seal work areas against dust, and clean up at the end of every day. You get regular photo updates in English or Portuguese, and the founder checks the site personally. Most projects run in lived-in homes, so we respect quiet hours and building rules throughout.
Walkthrough and handover
We finish with a joint walkthrough: we go through the work together, note anything that needs touching up, and fix it before you pay the final balance. If anything we did fails later because of our workmanship, we come back and put it right. That commitment does not expire when the invoice is paid.
